ProVision Homes is owned and run by Leon Lapp and Jonas Beiler. We are a small, hands-on team. The same people who buy the house are the people planning the renovation, choosing the materials, and walking the job site. Nothing about our work is outsourced to a brand. When you call ProVision Homes, you are talking to one of the owners.
We are based at in Parkesburg and we work across Southeast PA and the Tri-state region. Most of the homes we buy are within driving distance of where we live, which is the way we like it. Local houses, local neighborhoods, creating jobs for local craftsmen, while doing work we can stand behind.

With years of experience transforming outdated spaces into
modern, livable homes, he is passionate about craftsmanship
and quality that stand the test of time. His steady leadership
and practical mindset help ensure every build is done with
care, precision, and purpose.
Outside of ProVision, Jonas and his wife run their family
organic vegetable farm alongside their seven children, a
project that keeps him close to the values of hard work,
patience, and building something meant to last.

Our business runs in three connected pieces.
We purchase houses that need work, houses that need to sell quickly, and houses that do not fit a traditional listing process. No agent commissions, no staging, no waiting on financing contingencies. We look at the real numbers and make offers we can actually close on.
We do not chase a quick flip. We fix the plan before we fix the house, which means layout, flow, and natural light come first. Then we work through structure, mechanicals, and moisture management. Cosmetic finishes come last, because finishes do not matter if the systems behind them are tired. Materials are chosen for longevity, not for photos.
Every home we sell is documented with clear disclosures and a list of what was done. Buyers know exactly what they are getting. The house has been inspected, the systems have been brought up to standard, and the home is ready to live in on day one.
Plan first. Before we touch a wall, we work through what the house actually needs. Where the layout is fighting itself. Where the light is being blocked. Where the original floor plan made sense forty years ago and does not make sense now. Most renovation problems are planning problems.
Build smart. Once the plan is right, we prioritize the parts of the house that matter most for long-term value. Structure, mechanicals, roofing, drainage, insulation. The work nobody sees, done correctly, is the difference between a house that holds up and a house that does not.
Finish clean. The visible work goes in last. Durable finishes, materials that age well, and details done carefully. We are not trying to make a house look new. We are trying to make a house feel right.


Renovations that feel intentional, not flipped. Most flipped houses look the same because they were finished the same way, with the cheapest version of whatever was on trend that year. Our homes are planned room by room and finished with materials that will still look right years from now.
Transparency from start to finish. Every home comes with a list of what was renovated, what was replaced, and what was left alone. No surprises after closing.
Respect for the neighborhood. We buy houses in good neighborhoods because we want the finished home to fit. We are not building the most expensive house on the block or the cheapest. We are building a house that belongs.
Some houses are not ready for the open market. Maybe the property needs more work than the owner has the time or money to take on. Maybe it was inherited and sits empty. Maybe a listing process would take months that the owner does not have. We buy houses in those situations, fairly, and on a timeline the seller can plan around.
We will look at almost any property in Chester County or Lancaster County. We will tell you honestly whether it is a fit, and if it is not, we will usually tell you why. No pressure, no games.
